Firstly, think like water!
Water typically comes in through roof sheet overlaps, roof penetrations (screws, vents, pipework, skylights) and over gutters.
Leaks can quickly lead to bigger problems like mould, rotting
insulation and damaged ceilings. The good news is that most small roof
leaks can be fixed – it’s finding where the leak is coming from that is
the hard part!
First of all, inspect areas on the roof that are higher than where
the leak has entered the ceiling. If if is raining, safely access the
roof space and check where the water is coming from. If it is dry, run a
hose over different sections of the roof and gutters.
Repairing the roof leak
Once you have located the source, you can deal with the leak by providing a watertight barrier. Use a roof sealant to provide a water barrier that is mould and mildew-resistant that won’t crack or dry out. A good roof sealant will bond to most materials including metal, timber, glass, brick, stone and many plastics. And it doesn’t matter how old or weathered your home is.
